Spain - The average rental price of a home rose 1.8% last year.

Spain - The average rental price of a home rose 1.8% last year.

This represents a percentage point above the General Index of Consumer prices (CPI), which closed in 2009 at 0.8% on year rate, according to the National Statistics Institute (INE).


This increase contrasts with the sustained fall in prices of real estate sales, which expanded to 8% of free housing during the third quarter of last year, according to the NSI headed by Beatriz Corredor.

This disparity is not an incentive in line with the commitment of the Government, which advocates a more balanced market than today, with greater weight of the rental market to the detriment of the sale. In inter-rate stagnated in December, the same happened with the rents when compared with November.

By Autonomous Community, the rents rose in all regions except in Navarra, which fell 0.3% in 2009. The highest increases were recorded in Asturias (+2.6%), Balearic Isles (+2.3%), Catalunya (+2.3%), Aragon (+2.2%), Cantabria (+2.2% ), Galicia (2.1%) and Ceuta (1.9%).

The Valencia region coincided with the national average, registering an increase of 1.8%, which stood below Andalusia (1.7%), Castilla-La Mancha (1.7%), Extremadura (1.6%) , Madrid (1.5%), Murcia (1.4%), La Rioja (1.4%), Castilla y León (1.3%), Melilla (1.3%), Canary Islands (1.2% ) and Basque Country (0.7%).

Moreover, prices of housing maintenance increased 2.5% in 2009, seven tenths above the rents and almost two points above the index rate.
